Move-in / move-out inspection report: common questions
Is a move-in inspection report required?
Some states require one when a deposit is taken, such as Washington (RCW 59.18.260), Michigan (MCL 554.608) and Massachusetts (G.L. c. 186 ยง 15B), each with its own rules and deadlines. Everywhere else, it's still the record you'll want when the security deposit comes back.
Does the tenant have to sign?
No. You can finish and seal the report on your own; the PDF then carries only your signature. If you want their signature, they sign on your phone with their name and finger, on their own phone from a QR code, or later from an email link, and can add one remark.
Can I change what AI wrote?
Yes. You can change anything by talking or typing before you finish. Nothing is sealed until you finish.
