What do deposit scheme adjudicators look at?
The evidence, and the landlord has to prove any claim. A check-in report with dated photos, set against the check-out report, is what they usually ask to see. They make no award for fair wear and tear.
Does the tenant have to sign?
No. You can finish and seal the report on your own; the PDF then carries only your signature. If you want their signature, they sign on your phone with their name and finger, on their own phone from a QR code, or later from an email link, and can add one remark.
What if I forget a meter?
Before you finish, AI lists what's missing, such as “Gas meter: no reading”. Say it, and it drops off the list.
