Does anyone else have to sign?
No. It's your report: you finish it on your own, and it's sealed with a trusted timestamp and a verification code. Nobody else is asked to sign.
How much notice do I give before entering a unit?
It depends on the state. Many require reasonable notice; California, for example, presumes 24 hours’ written notice to be reasonable (Civil Code § 1954). Emergencies are the usual exception.
Where do the photos go?
Each photo lands in the section you are in, next to the defect it shows. AI reads visible damage from it, and you can change anything it wrote before you finish.
