Apartment handover report: common questions
Does the tenant have to sign?
No. You can finish and seal the report on your own; the PDF then carries only your signature. If you want their signature, they sign on your phone with their name and finger, on their own phone from a QR code, or later from an email link, and can add one remark.
Why a report when the apartment is handed back?
When the apartment is returned, the landlord must inspect it and report defects immediately (Art. 267a CO), or they lose their claims. The report records what was found, with photos and the date.
What if I forget a meter?
Before you finish, AI lists what's missing, such as “Gas meter: no reading”. Say it, and it drops off the list.
