Walk through the rental and talk. AI writes up its condition, room by room.
Walk through the rental room by room and say what you see. AI writes up each room and puts keys and meter readings in their fields. Each photo lands in its room. Before you finish, AI lists what's missing. Then the PDF is sealed with a verification code, and the tenant can sign on your phone.

From talking to a sealed PDF
- 01
Talk
Walk through and say what you see. AI writes it into the right section and puts the numbers in their fields. Each photo lands in its section.
- 02
Fill the gaps
Before you finish, AI lists what's missing, like the gas meter reading. Say it, and it drops off the list. You can change anything AI wrote.
- 03
Finish
The PDF is sealed with a trusted timestamp and a code anyone can check. If you want, the other side signs on your phone, on their own phone from a QR code, or later by email.
Ingoing and outgoing condition report: common questions
Does it replace my state's condition report form?
No. Several states prescribe their own form, such as Form 1a in Queensland. Fill in your state's form and attach Fiveover's PDF with the photos.
Does the tenant have to sign?
No. You can finish and seal the report on your own; the PDF then carries only your signature. If you want their signature, they sign on your phone with their name and finger, on their own phone from a QR code, or later from an email link, and can add one remark.
What if I forget a meter?
Before you finish, AI lists what's missing, such as “Gas meter: no reading”. Say it, and it drops off the list.

Property inspection report
Defects in a rental or building, with photos: what's wrong, where, since when, how urgent it is, and who fixes it by when. You finish it on your own.
