Does anyone else have to sign?
No. It's your report: you finish it on your own, and it's sealed with a trusted timestamp and a verification code. Nobody else is asked to sign.
How often can a rental be inspected?
Each state sets its own rules. In NSW, for example, the landlord or agent can carry out up to four routine inspections in any 12 months, with at least seven days’ written notice each time.
Where do the photos go?
Each photo lands in the section you are in, next to the defect it shows. AI reads visible damage from it, and you can change anything it wrote before you finish.
