Does anyone else have to sign?
No. It's your report: you finish it on your own, and it's sealed with a trusted timestamp and a verification code. Nobody else is asked to sign.
How much notice does a tenant get before an inspection?
In England, at least 24 hours’ notice in writing, and the visit has to be at a reasonable time of day (Landlord and Tenant Act 1985, section 11).
Where do the photos go?
Each photo lands in the section you are in, next to the defect it shows. AI reads visible damage from it, and you can change anything it wrote before you finish.
